• A late check-out to suit flights can be guaranteed by payment of 50% of the daily rate.

All incidentals bills must be settled prior to check-out in local currency, USD, SGD or AUD (no credit cards are accepted). A deposit of US$175 (or equivalent) per adult must be given to the manager on arrival and topped up as necessary to cover incidentals.

Booking Conditions :

1. A deposit of 50% of the rental amount must be received by Kemah Tinggi  management within seven working days of confirmation of the reservation, to guarantee that reservation.
2. For High Season bookings, final payment is required 60 days prior to arrival.
3. For Low Season bookings, final payment is usually required 45 days prior to arrival.
4. Payments are to be made in USD, via Electronic Transfer.
5. Deposits and final payments are non-refundable.
6. In exceptional circumstances it may be possible to postpone a booking up to a maximum of 12 months from the original booking date.  This would be entirely at the discretion of the owners, and only with their express agreement.  No more than one change of dates would be considered, to which an automatic penalty of 50% of the total booking amount would apply if the change occurred within 8 weeks of check-in.  An automatic penalty of 75% of the total booking amount would apply if the original booking included high season dates.
7. Please note that all rates are subject to 10% Government tax and 5% service charge.
8. There is a minimum stay requirement of 2 nights during low season, and 7 nights in high season, although exceptions may be made on a case-by-case basis.
9. Kemah Tinggi has a maximum number of guests and rates are offered on the basis of the stated number of people at the time of booking.  Guests in excess of this stated number are at the owner's discretion, and may be subject to an additional charge.
10. Rates, taxes and conditions may be subject to change without notice. If a change in rates occurs in the interim between the receipt of a deposit and the receipt of a final payment, the rate agreed at the time of booking will apply and be honoured.  This will not apply to any booking which seeks to change its original booking date if there is a rate increase subsequent to the date the original booking was made.
11. US$ rates are converted to local currency at time of billing.
12. DAMAGE OR LOSS:  Security deposits are required for large groups and events held at the villa.  These deposits are due with the balance payment, and will be refunded in full on the day of departure, less the cost of any damage, repairs, and bank transfer fees.  Should the property suffer damage or loss during a booking for which a security deposit is not held, the cost to repair or replace an item will be added to the final account.
13. LIABILITY:  Kemah Tinggi's owner and staff accept no responsibility for any personal injury, sickness,  loss, damage, additional expense or inconvenience, directly or indirectly caused by, or arising from the use of the property, its facilities, or otherwise, nor any arising from exceptional weather conditions, Balinese festivals or traditional practices, airlines or other travel arrangements, or any other matter beyond our control or remit.  No responsibility is accepted for guests personal belongings.  Every reasonable effort is made to present the property in excellent order in accordance with its advertised standards

Variations to any of the above conditions may be considered on a case-by-case basis.
