All incidentals bills must be paid on check-out in local currency, USD, SGD or AUD (no credit cards accepted). A deposit of US$175 (or equivalent) per adult must be given to the manager on arrival and topped up as necessary to cover incidentals.

Booking Conditions :

1. A deposit of 50% of the rental amount must be received by Kemah Tinggi  management within seven working days of confirmation of the reservation, to guarantee that reservation.
2. For High Season bookings, final payment is required 21 days prior to arrival.
3. For High and Peak Season bookings, final payment is required 60 days prior to arrival or immediately if the booking is made less than 60 days prior to arrival.
4. Payments can be made in USD, via Electronic Transfer.
5. Deposits and final payments are non-refundable, however, bookings can be moved out to anywhere within 12 months of the original booking dates, subject  to availability. One change of dates allowed only, and if within 8 weeks of check-in, a 50% penalty will apply.  A penalty of 75% will apply to bookings which include high season dates.
6. Government taxes are included in the rate.  A gratuity of USD10 per adult per day and USD5 per child per day (aged 12 years and under) will be added to the incidental account.
7. There is a minimum stay requirement of 2 nights during low season, and 7 nights in high season, although exceptions may be made on a case-by-case basis.
8. Kemah Tinggi has a maximum number of guests and rates are offered on the basis of the stated number of people at the time of booking.  Guests in excess of this stated number are at the owner's discretion, and may be subject to an additional charge.
9. Rates, taxes and conditions may be subject to change without notice.
10. US$ rates are converted to local currency at time of billing.
11. DAMAGE OR LOSS:  Security deposits are required for large groups and events held at the villa.  These deposits are due with the balance payment, and will be refunded in full on the day of departure, less the cost of any damage, repairs, and bank transfer fees.  Should the property suffer damage or loss during a booking for which a security deposit is not held, the cost to repair or replace an item will be added to the final account.
12. LIABILITY: Kemah Tinggi's owner and staff accept no responsibility for any personal injury, sickness,  loss, damage, additional expense or inconvenience, directly or indirectly caused by, or arising from the use of the property, its facilities, or otherwise, nor any arising from exceptional weather conditions or unique Balinese festivals.  No responsibility is accepted for guests personal belongings.  Every reasonable effort is made to present the property in excellent order in accordance with its advertised standards

Variations to any of the above conditions may be considered on a case-by-case basis.
